Property Management Frequently Asked Questions

Do I need a Property Manager?

If you have purchased an investment property and plan to rent it for commercial or residential purposes, you might want to consider a property manager. If you are a first time investor, you may not realize how time consuming managing that property can be you may become overwhelmed quickly. Even if you are a veteran investor, you may have enough experience to forgo the expense and manage things on your own, but may come to find that you are completely in over your head. Both of these scenarios are fairly common, and a property manager can help you oversee your property in a professional and efficient manner.

How much can I rent my house for?

Like selling your home, price is a very important part of getting your property rented fast. You do not want to price it too high otherwise it may stay vacant for a longer period of time than you want. Pricing it too low will not get you your moneys worth from your investment. A property management expert can help you put your rental property at the right price! There are several factors that go into pricing an investment property such as neighborhood, comps of similar investment properties in the surrounding areas, quality of the home/ upgrades/ and time of year. Usually the best time to get the highest rent will be in the spring and summer months as families will be wanting to move and be settled before the new fall semester of school.

Property Management and the Law

Every year we get a private briefing from our Landlord/Tenant attorney regarding new laws and programs relating to Property Management so that we can professionally serve you. It also ha great asset that we have a broker associate attorney on staff.Property management experts are diligently monitored by the Regional Human Rights and Fair Housing Commission, so they must make sure to be educated on the often changing laws of fair housing and pass on their knowledge to the landlords as well.

What do I need to do to get my property ready to rent?

There are many things you may have to do to make your investment property habitable. Also you may want to consider upgrading things that are outdated, enhance curb appeal, replace old appliances, as well as new paint and flooring to get the best rent possible. The better your property looks the more rent you can ask for. What we recommend:New paint on walls/ baseboardsNew flooring (anything besides carpet, if possible, because it is easier to maintain and stays nice for a longer period of time in a rental property.)Plant flowers or shrubs in the front yard to enhance curb appealNew appliances
